FACILITIES LEAD
The Facilities Lead will perform general & emergency maintenance/ repairs for all facilities (buildings 116, 257, and other Permanent Supportive Housing sites), and emergency/regular maintenance for all company vehicles, equipment and all other tasks/projects in the facility that may be required. S/he will also work with the Executive Director to update and implement the agency’s Emergency Preparedness and Illness Prevention procedures, as well as ensuring that the agency is in compliance with OSHA requirements.
Responsibilities:
- Complete maintenance and repair requests for all facilities (e.g. minor plumbing; painting, dry walling, replacement of tube lighting, bulbs, fuse starters in accordance with safe working practices; including minor carpentry).
- Obtain at least 3 bids from different companies and/or contractors for projects.
- Supervise major maintenance vendors (i.e. elevator, electrical, life/safety system, air-conditioner, boilers and major plumbing) when equipment needs to be repaired and keeping records for all facilities.
- Perform weekly checks of company vehicles at buildings 116 and 257; bi-monthly checks of company vehicles at Permanent Supportive Housing sites. Send vehicles to the designated service facilities for scheduled maintenance (i.e. oil change, tune-up, brake or pad replacements, etc.) or repairs when necessary.
- Perform basic upkeep of all gardening and janitorial equipment and send equipment to designated repair facilities when necessary.
- Order supplies, equipment and parts with the approval of the Executive Director using purchase orders for goods and services necessary for continued operations.
- Responsible for organized record keeping of facility repairs and project invoices and for reporting receipts to Accounting.
- Responsible for some grant management and coding for specific facility maintenance and repairs.
- Work with the Executive Director to ensure spending is within budget.
- Work with the Executive Director in updating and maintaining the facilities’ Emergency Preparedness procedures and supplies.
- Facilitate the Emergency Preparedness and Illness Prevention training for program staff.
- Ensure that facilities are OSHA compliant and assist in annual safety inspections of all facilities.
- Work with the Executive Director in annual safety, fire, and VA inspections.
- Complete and maintain facility assessments and obtain bids/pricing on repairs needed within facilities.
- Carry out any other reasonable duties within the overall function of the job.
Required Skills and Experience:
- Must be self-motivated with an attention to detail in performance of duties.
- Excellent time management and the ability to prioritize.
- Ability to take direction, work independently with limited supervision, and/or work as a team player when necessary.
- Ability to multi task and manage multiple projects, ensuring accuracy and completion.
- Must have excellent communication skills and ability to develop rapport with employees and vendors.
- Basic computer skills are required (i.e. Microsoft Word, Excel, Internet, Outlook)
Education & Experience:
- High School diploma plus a minimum 6 years of commercial building and residential maintenance and repairs.
- Valid California driver’s license with no more than one point signifying infractions.
- Ability to Provide Employment Eligibility Verification.
- Complete a background screen and drug test.
- Provide annual evidence of tuberculosis test.
- Must be able to work flexible hours including nights and weekends when needed.

- Ability to push minimum 100 pounds (power cleaning appliances);
- ability to lift minimum 50 pounds (trash, contractor equipment, misc boxes and supplies);

- Bending at the waist, sitting, kneeling, laying horizontally, climbing, walking, etc., as job may require.
